Sure Prompton is its own legal entity, but it was started and put in place by parent company Concord Apex. Here's how the shell game works: You buy a condo from Concord. All the glossy brochures and fast talking sales people have yet another fabulous option for you - if you buy a condo you can enroll in the Property Management Program. For a fee, Prompton will look after renting your "investment" property. "Trouble free" they'll tell you. Only what they fail to mention is Prompton will put zero effort in. The Toronto office does absolutely nothing. They do not care about the tenant or your condo unit. All they care about is cashing checks and taking their percentage off the top. Should anything go wrong they blame the owner. If tenants do have a problem the Prompton doesn't do anything any other realtor couldn't do. They simply pass the buck and say "its a new condo so call Concord Customer Care". If that doesn't work they say call Building Management (hired by Concord to run the building until the strata takes hold) That's another buck passing and when that fails they blame the actual condo owner. So what does Prompton do? Screen tenants and cash checks? Well they did check my credit but they didn't phone any references. They cash checks but anything else is someone else's fault. I've never heard them once say "whoops our mistake". You think they'd be concerned about having an outraged tenant. They don't care, its not their unit. No matter what happens Prompton loses nothing. New suckers are being sold each day. The bag holder is the owner. To the tenant they say "this owner is very difficult" should a tenant storm out on the lease in disgust they'd just tell the owner "oh very bad tenant not our fault". Whatever happens they get their money. This is why owners need to contact tenants periodically. You cannot trust anyone else to look after your interest. Leaving it in Prompton's hands is like throwing your keys into a puddle and hoping the tadpoles take good care of things..
The big question is: what does Prompton do that you couldn't do yourself? When something breaks down they tell the tenant to phone Concord Customer Care. That is NOT the tenants responsibility and breaches covenant. Any deadbeat absentee landlord could do that. So why pay Prompton? I don't see how anyone could do any worse. The legal hot water Prompton could cause property owners is an expensive risk in my opinion. Yet people pay them! Fortunately in court - ignorance is no excuse. Prompton's faults could cause owners serious legal problems. Yes I have consulted a lawyer before writing this. This isn't just talk (like Prompton and Concord are). Once again its not just the issues themselves but the way they are handled. A little respect goes a long way. Total BS and ignorance ensures anger and resentment.
